Step 1: Initial Consultation
We’ll walk through your home together and talk through market conditions, your ideal timeline, and the best next steps. I’ll answer any questions and help you feel confident from day one.
Step 2: Preparing to Sell
Depending on your home’s condition, we’ll decide what’s worth doing—whether it’s simple maintenance, paint refreshes, or full staging. My trusted local vendors are available if you need them.
Step 3: Pricing & Market Strategy
I’ll run a thorough market analysis and recommend a price that aligns with your home’s value and your goals. Then, I’ll map out a custom marketing plan designed to reach the right buyers.
Step 4: Photography & Listing Launch
Your home will be professionally photographed and listed on the MLS, Compass.com, and syndicated to major real estate sites. I’ll also promote it directly to my buyer network and agents across Middle TN.
Step 5: Showings & Open Houses
We’ll coordinate showings around your schedule. I’ll manage buyer feedback, keep you in the loop, and make sure your home always shows its best.
Step 6: Reviewing Offers & Negotiations
Whether you receive one offer or several, I’ll walk you through the terms, explain your options, and negotiate fiercely on your behalf to secure the best outcome
Step 7: Inspection & Appraisal
If any concerns pop up during inspection, I’ll help you evaluate your options and re-negotiate if needed. I’ll also keep tabs on the appraisal process to avoid surprises.
Step 8: Closing Day!
Once everything is in place, we’ll meet to sign paperwork and finalize the sale. The title company will wire your proceeds—and you’ll officially be on to your next chapter!
